HOUSEKEEPING: CHECK OUT CLEANING AND LAUNDRY SERVICE AFTER GUESTS:
As stated in Owners inventory, each property is to contain 2 full sets of linens along with plastic zip containers and a plastic tub container. The container will be provided by Majestic Mountain Getaways and is an owner charge that is included in the one time set up fee. This process provides a structure that helps maximize the properties occupancy and availability by allowing a quicker check out and check in process by cleaning staff. Owners will be charged for cleaning after Owner Bookings or Owner-Guest Bookings. Owner Guests may pay for cleaning if Owner makes the necessary arrangements with Majestic Mountain Getaways. Guests pay for the checkout cleaning charge. (Should it ever become necessary, Majestic Mountain Getaways will assist owners in effecting repairs and settling insurance claims. Majestic Mountain Getaways will obtain repair and replacement bids and submit them to the insurance company). Owners may not book their property to outside guests, a non paying owner guest booking reservation must be made through our office to avoid double bookings and allow us to arrange cleaning and inspect property before next guest arrival. Owner agrees that Majestic Mountain Getaways will have sole authority to manage and rent owners property. Owner shall not pay rental nor will be charged rental commission to Majestic Mountain Getaways for owner bookings. However, Owner will be responsible for applicable Cleaning and Hot Tub fees. Routine Inspections of the property will be conducted by office staff and maintenance persons. Complete inventory of property is done once annually each spring. Owner may elect to do his or her inventory. Minor maintenance and light bulb (60watt) replacement accessible by housekeeper without use of stepladder is provided, Majestic Mountain Getaways will also coordinate all maintenance for Owner's property, Said maintenance to include SPA service, carpet cleaning, window cleaning, and the cleaning of blinds, fire extinguisher service, and chimney sweep and more. All charges will be billed to Owner.
TELEPHONE:
Owner will provide a touch-tone telephone for the property, as well as a phone line; Owner will restrict phone service for local calls only. This restricted phone line will prevent guests from making unauthorized long distance calls. A phone line provides convenience to guests for local information and emergency use should it become necessary
KEYS AND LOCK BOX:
Owner will provide a combination Lock Box for onsite hide a key purposes. Combinations will be changed periodically by Majestic Mountain Getaways. Lock Boxes will be provided by Majestic Mountain Getaways and billed to owner at cost. Owner to provide 4 complete sets of keys to Majestic Mountain Getaways.
MARKETING:
Majestic Mountain Getaways will provide Owner with various marketing programs designed to enhance rental income. In addition to the extensive marketing program already in place including a full presence on the Internet, we offer the following services to our owners at no charge: 1. Presence on the internet for world wide Marketing and Advertisement 2. Various and Continuous Marketing & Advertisement 3. Various Target Marketing advertisements in Atlanta & Florida. 4. Property Web Page listings on our websites. 5. Various advertising programs in periodicals and newspapers 6. Presence in Real Estate Brochures and Magazines, Chamber of Commerce memberships, and various other sources of Promotion and Advertisement 7. Color photographs of the property. 8. Offer Owner's property in conjunction with other discount or promotional packages. 9. Follow up and Repeat and Referral Programs and consistent efforts to maximize occupancy 10. Online Reservations and user friendly website And much, much more . . . .
Majestic Mountain Getaways RESPONSIBILITIES:
1). Cleaning Fees for paying guest. 2). Credit Card Fees. 3). Booking fees for owner stays. 4). Sales and Lodging taxes. 5). Advertising, Marketing and Promotion of your rental property done by Majestic Mountain Getaways 6). Laundry Services. 7). Bar Soap, Dishwasher Detergent, Dish Detergent, Paper Towels, and Toilet Paper for paying guest. 8). Securing Reservations and Tenant Payments. 9). Hot Tub Cleaning and Sanitation for paying guests. 10). Emergency Repairs (at owner’s expense). 11). Owners will receive monthly statements. 12). Owners will receive year-end summary of income and expenses. 13). Owners checks are mailed on or before the 15th day of each month.
OWNERS WILL BE FINANCIALLY RESPONSIBLE FOR THE FOLLOWING:
1. All utility payments:
a. Electricity 2. Inventory Replacements:
a. All appliances. 3. Supplies:
a. all Required Inventory 4. Repairs. 5. Hot Tub and Sauna Maintenance. 6. All Maintenance and Repair Cost on Property. 7. Damage and Theft to Property. 8. Property Cleaning:
a. After Owner or Owner's Guest 9. Additional-Marketing: a. Owner to allow Majestic Mountain Getaways up to10 days for promotional use; Majestic Mountain Getaways agent familiarization, travel agent familiarization, marketing, promotions, advertising, guest accommodation, unexpected need, etc. b. Majestic Mountain Getaways Reservationists have the authority to discount rates up to 15% based on demand in order to maximize rentals for property owners. We also offer repeat and referral program / discounts up to 15% and free night promotions to maximize rentals for property owners

For all accommodations, Majestic Mountain Getaways Inc reserves the right to purchase all needed items to maintain a complete inventory, or to make any necessary repairs which are under $250.00 at the Owner's expense. (With respect to Travel Agent/Lodging Wholesalers Commissions, and Advertising, we want to assure you that these items represent the cost of obtaining more frequent bookings and are an integral part of the Vacation Rental business. This company performs the same tasks on any booking, whether that booking is procured through a Travel Agent. Travel Agent and Wholesaler commissions are added to the gross rental income and will not be charged to the Owner. Again, OUR GOAL is to rent your property frequently and successfully.
