Majestic Mountain Getaways, Inc. is a locally owned and operated, full service Management Company dedicated to providing quality rental management services. We also offer Real Estate Sales and New Home Construction at Majestic Mountain & Lake Properties, Inc., making us a full service Real Estate Company. However, we are not just doing property management on the side. We offer a full-time dedicated professional property management effort. The combined efforts of the staff, owners and guests result in properties that are well rented and maintained year after year thus creating a potentially higher income for you. Promotion and ongoing relationships with guests is the key to a successful rental program. We invest considerable resources to insure that your property is successfully promoted, rented and carefully maintained. We have a large internet presence with a great deal of user sessions per month to our websites. We like to keep things simple, user friendly, yet extremely effective while providing guests with enough specific information to gain their interest, this has proven successful!
We continually research management methods that allow us to work for our guests and homeowners more efficiently and “just plain better!” In doing so, our guests will return to Majestic Mountain Getaways and your property year after year. Our company offers professional vacation rental management and full time long-term rental management throughout the North Georgia and Western North Carolina Mountains.
Our rental software programs will utilize the web-based technology that enables us to be available to an unlimited number of rental reservation agents and guests, around the world as well as enabling us to target our best markets like Atlanta and Florida. Our software program is fully compatible with the newest Internet protocols. It allows our guests the convenience of reserving directly through the Internet, if desired. A prospective guest is able to access property information and details view the property and our availability tables and thus reserve a particular unit right then directly. This system, coupled with our advertising and marketing reaching prospective guests worldwide, helps us to maximize your property's exposure. Keep in mind technology is great, but we understand personalized service is essential, we contact guests in person throughout the process and ongoing.
Currently Our offices are located at 1668 Greenbriar Dr (Hwy 76 East) Blairsville, Georgia 30512 (Union County) and 10 Seedtick Rd (Hwy 441 S) Clayton, Ga 30525 (Rabun County). These great roadside offices provide our accounts with increased and consistent exposure to the vacationing public. In addition, these locations provide easy access for our guests staying in and around these areas. As we continue to Grow we may open additional offices, in North Ga and Western NC.
Fees are a fact of life. At Majestic Mountain Getaways they are kept to a minimum. Our owners pay a management fee percentage on the accommodation revenue they receive.
There is a minimal monthly fee to help cover garbage transfer/disposal and hot tub maintenance (chemicals and supplies), if applicable. We provide light bulbs (60 watt that can be reached by a housekeeper without a ladder), batteries (remote, smoke detectors), laundering of linens, comforters and throw rugs (that do not require special care), bar soap, dishwashing liquid, dishwasher detergent, toilet paper, paper towels, trash bags and other general repair items at NO additional charge to you! What about annual advertising fees….FREE! We promote and market your rental property through many various sources at no additional fee to our property owners. Our goal is to generate rental income for you by offering quality lodgings. Guests who book with Majestic Mountain Getaways are assured of comfortable, well decorated, fully equipped and clean accommodations. In order to provide this service, we need the participation and support of you, the property owner. If we work together, we can look forward to increased rental income through satisfied return and referred guests year after year. Additionally, your property value benefits from the high level of care and maintenance we offer.
The Demand for Vacation properties in this area is very good and our office offers a full-time devoted effort to professional property management. It is our goal to develop long-term relationships with owners and tenants on behalf of owners. Although a property will typically receive a good # of rentals in the 1st season, a property typically will reach a very successful level of rental history after 3 full seasons. This is due to ongoing new tenants as well as repeat and referral base building up from season to season. After 3 full seasons along with continual feedback from tenants and recommendation from our office to property owners a property can easily reach maximum potential and rental occupancy. We consistently follow up and stay in touch with customers and build this base on your behalf as part of our services. We will work together to maximize results on a consistent basis. One way to ensure a quality base of customers for your property is to allow the property to be available by not restricting too many days for rental reservations. One thing about having a place in the mountains is you will never have a shortage of friends and family that want to use your property. Another benefit of Property Management Services is you can inform anyone inquiring about your property that you have us managing your property and send them to us taking that burden off of you. Of course a few specific friends and family members you may want to allow to enjoy your property at no charge, however for all those other folks, we can upon request, offer “ Friends and Family Discount Coupons” offering 10% off or 1 extra night free that allows you to provide something a little extra. SERVICES PROVIDED by Majestic Mountain Getaways, Inc. INVENTORY: Each unit is required to maintain a minimum inventory, which is outlined in the “Required Inventory”, attached hereto in the Property Management Agreement. Upon acceptance of the management contract, the Owner must provide Majestic Mountain Getaways with a completely stocked unit according to this inventory. As needed, to maintain this inventory, during the term of the Management Agreement, Majestic Mountain Getaways will provide replacements for the following items and the Owner will be billed: 1. Sheets and Pillowcases 2. Towels and Bath Mats 3. Vacuum cleaner bags 4. Keys 5. Dishes, Silverware, Glassware and Utensils 6. Pot holders, Placemats, and Kitchen Towels 7. Light bulbs, Hangers, Matches 8.Bath, Dishwasher and Liquid soaps (No Charge) 9. Toilet Tissue, Paper Towels, and Trash Can Liners - (No Charge) All linen and kitchen items supplied by Majestic Mountain Getaways will be of a name brand, high-quality nature. Sheets and towels will be color coordinated to match your property. (Should you want Majestic Mountain Getaways to make your inventory purchases), this and initial assistance in getting your property ready and set up can be arranged at cost, plus a 1- time set up charge depending on the time required to set up your property, an estimate can be provided. 10. We recommend that you secure an “owners closet or storage area to lock up your personal items that you do not wish to be available for guest use”
